What Makes the Westside Special

The Westside's greatest asset is its incredible walkability and bike-friendly layout. Residents can easily stroll or cycle to Ventura's stunning beaches via the scenic Ventura River Trail, explore the bustling downtown pedestrian mall with its Saturday farmers market, or discover the area's thriving arts scene. The neighborhood pulses with creative energy, featuring local art galleries, studios, the nonprofit Bell Arts Factory offering classes, and colorful murals that bring personality to every corner.

Food lovers will find themselves in paradise with highly rated mom-and-pop restaurants that reflect the area's diverse character. The strong sense of community involvement and neighborhood identity creates a supportive environment where residents genuinely know and care about each other.

Architectural Diversity and Housing Options

One of the Westside's most fascinating features is its eclectic mix of architectural styles spanning over a century. History buffs will appreciate the Folk Victorian homes from the late 1800s and historic adobe structures with their signature archways, custom windows, and curved tile roofs. The neighborhood also includes some of Ventura's first historic housing tracts featuring Spanish-style bungalows and Victorian homes from the early 1900s.

Modern living options abound with tiny homes, mixed-use commercial/residential properties, and single-family tract homes from the 1950s-80s. Those seeking newer construction can find semi-custom tract homes and high-end communities in "The Avenue" section, many boasting spectacular mountain views. The hillside locations offer particularly stunning vistas of both the mountains and town below.

The Cannery Condominiums are Spanish style condos with beautiful courtyards. They are an excellent example of the diveristy of homes and living in the Westside, Ventura.

The Reality Check: Challenges to Consider

Like any urban neighborhood, the Westside comes with some trade-offs. The area's popularity and proximity to major highways (101, and 33) means you'll hear some nearby highway noise.

Parking can be challenging, particularly in older sections. Many garages have been converted to additional living units, creating competition for street parking....and lots of homes packed closely together. Overhead utility wires are common in established areas.

Some streets and homes in the older neighborhoods show signs of wear and may appear run-down, while parts of the main Ventura Avenue corridor have a more industrial feel.

The Bottom Line

The Westside represents authentic Ventura living at its finest—a place where artistic expression flourishes.....and everything you need is within walking or biking distance. While it may have some urban challenges, the neighborhood's character, convenience, and creative spirit make it a compelling neighborhood.

Home styles include:

  • Condos, attached single family homes, town homes and detached single family tract and custom homes.
  • Manufactured homes, where one buyer has to be 55+ years of age. Everyone living in the home has to be over 45.

Cons

  • Very limited shopping. There is not even a grocery store unless you travel down the street to the Montalvo neighborhood.
  • It can get dusty and smelly from nearby agriculture when the wind blows.

Pierpont (mustard yellow on map)

Pierpont!  This is the neighborhood for surfing, swimming, beach-combing, sailing, and paddling in the canals and Ventura Harbor. There are fun neighborhood restaurants and hangouts.

Pierpont is separated from the rest of Ventura by Highway 101, helping to reduce traffic and further increase the zen-like atmosphere.

Marina Park is a fantastic asset for the neighborhood. It's a 15 acre, grassy park right next to the ocean with volleyball, barbecue grills and outdoor yoga and exercise classes.

There are no crowds during the week, outside of the summer. There are also man-made lava rock outcroppings that ensure safer swimming conditions and low rip-tides risk.

Homes

  • You will find smaller homes built in the 1920’s -1960’s. Larger homes started being built in the 70’s.
  • Some lots have been scraped and new contemporary homes were built as recently at 2022.
  • Prices range in this area from the mid 500’s for a ranch-style condo to over 6 million.
  • There are two types of waterfront living. Some homes are located on the beach and others are located on the canals. Many homes have their own private docks.
