Wagon Wheel Neighborhood
The Wagon Wheel neighborhood is just minutes to Highway 101. That makes it easy to commute for work and travel to other cities like Santa Barbara, Los Angeles, Ventura and Santa Clarita.
Wagon Wheel is in the (Southbank/light blue neighborhood) on the south side of Highway 101.
Pros
- Only a couple minutes drive or an easy walk to the Collection Shopping Center....retail stores, Whole Foods, REI, Target, restaurants, cafe's, escape room, bowling alley, movie theatre and outdoor spaces.
- 5 minutes to Oxnard's downtown and 15 minutes to Ventura's amazing outdoor Downtown Pedestrian Mall with lots of fun shops, restaurants and entertainment.
- 15 minute drive to Oxnard and Ventura beaches (including pier and boardwalk trail.....a great spot to walk, people watch and check out the amazing surfers and kite-boarders.)
Wagon Wheel Neighborhood (Including Park Place and Oxford Flats)
Pros
The Wagon Wheel development has a park like setting including:
- Walking trails, a sand volleyball court, playgrounds, green space parks, gorgeous landscaping and an historic wishing well which was rebuilt using the original bricks.
- You'll see many residents out walking their dogs and playing in the park.
- The Wagon Wheel Brewery, Honey Cup Coffe and more local stores.
Future lifestyle Development plans are exciting including:
- Building more trails that go along a nearby riverbed with exercise stations, two dog parks, basketball and pickle-ball courts, ping pong and picnic tables, more barbecues, fine dining, upscale convenience store, barber shop, bowling alley and nail salon.
There are three different townhome styles (Park Place), including features like:
- Quartz countertops, large bedrooms and really nice cabinetry.
- Three story units some with rooftop decks and amazing mountain views.
- Two-car garage that is EV equipped (set up for an electric car).
The ranch style condos (Oxford Flats) in this division also have features like:
- They are very large and each unit has a little patio that you can walk out on.
- These flats have a fob entrance. If you invite somebody over, they have to push a button to ask for you permission to ride the elevator to your floor.
- The lobbies are absolutely beautiful.
- When you do go out on the patio, there is currently some noise from the highway and also construction going on in the neighborhood. However, when you are inside the windows are really thick, blocking off the noise.
Cons
- There is some road noise from nearby Highway 101, which varies depending on your location in the neighborhood.
- Because this is an urban setting with condos, apartments and townhomes, there could be more congestion with traffic and limited street parking.
- There are some homeless passing through and also hanging out in the park area..... as it is so close to a couple of different shopping centers.
- You may hear dogs barking as people allow their dogs to go out on their patios or decks. However, one of the residents told us that the HOA does not allow this.

Hi there, we are Bart and Keziah
When helping our customers buy and sell real estate — it’s all about using our experience, effective communication and teamwork to simplify the process and get the best results for you.
Give us a call/text/email. Let’s have a short talk. Absolutely no pressure. Let's figure out if we will be a good fit to work together.
"When we looked at homes together, they took us out into local grocery stores and parks, and Keziah sparked conversations to introduce us to the locals and neighbors. This allowed us to ask questions about the area that could not be answered on a home-buying app or even by other realtors. We were getting honest responses from the actual people who lived there. That feedback was very valuable and helpful!" --Amanda Gurrola (google, Jan 2024)
