Bella Vista (condominiums) and Rancho Ventura (manufactured homes) are located in Ventura's Montalvo neighborhood (dark red on map). A big advantage to this neighborhood is your easy access to local shopping.
Poinsettia Gardens (manufactured homes) is located in East Ventura in the Saticoy neighborhood (light blue on map). This is a suburban area and does not have close-by shopping. You'll end up traveling to Montalvo and even Midtown to shop (about 10 minutes away).
Bella Vista Condo Complex: Active Living and Stunning Views
Bella Vista was built around 2007. This beautiful development features units ranging from 1,200 to 1,400 square feet, with prices ranging from the mid-500's to low 700,000's. Bella Vista is located within minutes to a Walmart and a local shopping center with Ralph's grocery, 24 Hour Fitness and numerous restaurants.
Residents at Bella Vista adore all the features including:
- The spa, swimming pool, and clubhouse.
- Some homeowners even enjoy breathtaking ocean and hillside views.
- The complex features newer, semi-custom homes with extra wide doors, elevators and is right across the street from a city park with a playground and basketball court.
Rancho Ventura: Gated Community with Manufactured Homes
Rancho Ventura features a gated community, with 164 manufactured homes located in a quiet and serene setting. Unlike traditional manufactured homes, these residences feel more like standard single-family houses, complete with a two-car garage, patio and also residents own their individual lot.
- It is a friendly community where its common to see residents outside their home socializing, walking and enjoying the beautifully landscaped parks, reminiscent of mini Botanic Gardens.
- The low HOA fee, managed by residents, covers access to a clubhouse, pool, spa, and landscaping. Bonus: there's a separate parking lot for your RV, allowing you to explore the mountains and beaches hassle-free.
- As you may notice, the landscaping and the neighborhood are quite beautiful.
- These homes sell between the mid to high $500 thousands.
Poinsettia Gardens: Charming Community with Mountain Views
With 294 manufactured homes, Poinsettia Gardens is a charming community worth considering. Residents not only own their home but also the lot they occupy.
Prepare to be captivated by the stunning mountain views that surround the neighborhood. The community offers a clubhouse, pool, spa, hot tub, and RV parking. Relax by the delightful creek and cross over the bridge for a tranquil experience.
Although more affordable, the area lacks major shopping centers. It is around a 10 minute drive to the Montalvo and Midtown neighborhoods for shopping. There is some neighborhood traffic noise can be expected. However, the soothing sound of frogs near the creek adds a unique touch to this beautiful setting.

So Is Ventura a Good Place to Retire?
Ventura is an ideal retirement destination for an active lifestyle. This includes beautiful beaches, coastal trails for walking and biking and gorgeous hiking at Arroyo Verde Park. Downtown offers a fabulous outdoor pedestrian mall, with a weekly farmers market and lots of locally owned shops and restuarants.
What are some of the best activities in Ventura?
- The Ventura Harbor Village has a plethora of activities including: shopping, concerts, restaurants, whale watching, fishing trips and excursions the Channel Islands National Park (the Galapagos of North America).
- There are currently two farmers markets, one on Saturday in Midtown and one in the downtown next to the Mission San Buena Ventura on Saturday.
- Ventura has fantastic trails and routes for biking, including 12 miles of flatter, coastal paths from Ventura all the way to Rincon State Beach.

What is the Weather Like?
Coastal areas like Oxnard and Ventura range from the 50's to the 70's year round. Many homes in this area will not have an air conditioner in their home, since it is needed so little. Ventura will getup to 10 degrees hotter in the Summer as you move up to the hillier sides of town.

- The Hollywood Beach Seaside Community (HBSC) is located in the Hollywood by the Sea neighborhood in southwest Oxnard (peach colored section).
- Hueneme Bay is just a few minute drive due east of HBSC. It is technically part of Port Hueneme, although it feels more like Oxnard.
- Pacific Point is a gated community in the Pacific Park neighborhood in south east Oxnard (dark green section).
Hollywood Beach Seaside Community: A Beach Lover's Paradise
Welcome to the most amazing location for a 55+, manufactured home community, just one block away from miles of gorgeous Oxnard beaches and also one block from the Channel Islands Harbor.
In both directions you'll find a variety of sea life including birds, sea lions and dolphins. There's a wonderful walking trail along the harbor with beautiful landscaping, grassy parks and a fantastic farmers market every weekend.
You'll also find easy access to restaurants, shopping, and a delightful coffee shop called the Honeycup.
- Homes built from the 70's to early 2000's and are well maintained.
- No garage, but there is a car port.
- Some residents own both the house and lot. Other residents only own the house.
- For house-only owners, lot fees range from $700 to $1,200 per month.
- Whole house and lot owners pay a little over $200 in HOA fees
- Community is pet friendly for pets under 35 pounds.
- Amenities include a clubhouse and a pool.
- Located across the street from an elementary school, which can cause some business but also extra parking for visitors, as there is not much guest parking in the community.
Hueneme Bay: Tranquil Living Close To the Beach and Harbor
This beautifully landscaped, dog friendly community of around 700 attached homes is located just minutes east of Hollywood Beach and the Channel Islands Harbor.
The community's amenities include a nine-hole golf course, a putting green and a clubhouse equipped with spaces for card games, board games, and social gatherings.
- Floor plans vary with 700 square feet to 2,100 square feet, 2-3 bedrooms, 2-3 bathrooms and a two-car garage.
- Prices range from mid $300,000s to mid $600,000s.

Pacific Point: A Gated Haven in Oxnard and Port Hueneme

While Pacific Point is a bit further from the beach, it provides easier access to other desirable destinations including:

- A comedy club, winery, museums, car shows and an arts walk near the beach

I am a widow who lost our home and all belonging in the Woolsey wild fire, I am interested in a 2 bedroom home in a 55 and active community. I am not interested in an apartment. I need a small back yard if possible. It must be pet friendly I have a 8 yr old standard poodle. If you could send me price range for a home and monthly dues, that would be great.
